Keeping in mind that selling a small home in an older neighborhood might be a challenge. Here are a couple tips that helped us to maximize the selling price for this home.
Number 1 - Curb appeal
Yard need to be alive and green
- get weed and feed right way
- get the water on
- no grass? That is okay - refresh rock or bark
- Get the sidewalk infront of the home
- Ground clear the cracks and driveway
Start the curb appeal first - it will take time for the yard to improve - weeds die slow, grass gets green slow. The curb appeal bring people in to the house when you are ready.
- Repair the roof or replace - the roof will be a huge factor for a lender. Most lenders will not finance a home with a poor roof. You need to know that the square footage will be based on $150 depending on the pitch of the roof. This house is 1200 square feet that cost $18,000 to roof. We were able to get the 2 car separate garage as well which was another 600 sqaure feet.
- Replace the simple exterior light
- make repairs to the exterior facing the street.
- what does the entry look like? This house screen door was torn and needed to be replaced. Screens are not difficult and make a big difference
